Electronic Document Recording/eDocs Recording (eRecording)
The SB-2 fee only applies in California. It is an additional $75 taxed on a property unless one of several exemptions applies. The money collected under this law is used for affordable housing.
Each county’s website has an SB-2 cover sheet that should be used when recording a deed. The coversheet lists the exemptions that are possible. The coversheet is not necessary if the proper verbiage and code are included on the deed itself.
When no exemption applies, there is a $75 charge for the first 3 deeds submitted all at once for the same property; after $225, even if no exemption applies, there will not be any additional SB-2 fees.
For example:
If a property is ‘Owner Occupied’, it is exempt so no SB-2 fee applies.
Clients should use the proper county’s coversheet especially if not sure whether the deed itself contains the necessary language.
When you place an order for eRecording, you will pay the per-document fee. eRecording Experts accepts credit/debit card or ACH (checking account) payments.
Once we receive your physical documents and submit them to the county/municipality, we will charge your card or ACH on file for county’s recording fee. This fee varies per municipality and by document.

eRecording Experts will often submit documents on the same day that the original documents are received by mail (or scanned in person in San Diego, CA only).
The actual completion time is subject to the individual county/municipality. Some counties are recording documents the same day if received by a certain time (that varies per county). eRecording takes only minutes, but there can be a longer processing time depending on the county. If the county recording office is closed for a holiday, event, maintenance or any other reason, the actual recording may be delayed.

Each county/municipality has different completion times after they receive the submitted documents. Many counties/municipalities record the same day if documents are submitted by a specific time. (I.e., in San Diego, if documents are submitted by noon, they will be recorded the same day.)
